Kevin, I'm sure you know, but no matter how much you may like or love a place, always be prepared to walk away.  Yearsago, we had our hearts settled on three or four places before we finally got our house.  Either the seller wouldn't' budge on something or the reality of what it would've REALLY taken to fix the place up couldn't justify the purchace.
It's tough.  No question.  Good luck.

Also, look for the sewer line from the house to the street.  Make sure there aren't any trees or big bushes near, that the roots can get to.  Also, if it's an older house, make sure the "clean out" is accessible.

Take a pocket knife.  Stick it gently into every one of the outside windowsills and any exposed wood (even if painted over) to check for moisture damage.  Get an inspector that is well referred ( but not the one the seller chooses).  Also, decide if you can live with the neighbors.

Don't think so.  We cut between bands at the Buc, but it definitely went out on the stream.  14 concurrent users that day!
